Bridging Finance:

Bridging Finance is in its essence a short-term securitised loan, which carries minimal risk

 

During the course of the transfer of a property, it often transpires that the Seller is in arrears with their Rates and Taxes, Body Corporate or HOA Levies, or cannot afford certain expenses that are incidental to the transfer process, such as acquiring an Electrical, Gas or Electric Fencing Certificate of Compliance or paying the requisite Rates Clearance Figures. This delays the transfer process tremendously.

 

For this reason, the Sensible Crowd (hereinafter referred to as “TSC”) has developed our Bridging Finance Product.

 

This offers Sellers an alternative to upfront payment of these costs, by advancing the required amount to them so that the transfer can proceed. This product is aimed at Law Firms and Transferring Attorneys, as well as private Sellers who may wish to use this product.
